Selling Your New England Country Home

Your New England Country Home is more than “just a house.” It represents a way of life, and yes, a tie to the past.

Whether yours is a home with a long history, or a newer home built in the New England Cape or Colonial style, it speaks of our proud heritage while it represents a gracious New Hampshire country lifestyle.

As such, it deserves to be prominently placed in front of those Southern New Hampshire home buyers who seek grace, charm, and more peaceful way of life. And so, while I exclude no one, I make an extra effort to reach buyers seeking New England horse property; those whose fondest wish is to enjoy private strolls amid their own gardens, trails, and meadows; and those who long to connect with nature via tending their own vegetable and flower gardens.

More than 80% of all buyers search the Internet before contacting a real estate professional. And, research shows that the more a buyer sees on line, the more likely he or she is to want to see the property in person.

That’s why my marketing begins with professional photography. Both still shots and a full-length video tour of your Southern New Hampshire home will accompany your property details on my website.

Those searching for horse properties in Monadnock and Souhegan Valley are always interested in horse barns, paddocks, and riding trails, so our photographer takes special care to include those equestrian amenities in our videos and still photography.

Next I use a variety of Internet marketing activities to lure buyers to those photos and videos, as well as off-line marketing techniques to capture the small number of potential buyers who still prefer to search off-line. Here’s my Pope of Realty marketing plan in more detail:

The advantage of listing with an enthusiast

Any sales person or marketer will tell you that it’s much easier to sell a home – or anything else – if you truly appreciate it yourself. And that’s one reason why I’ve been successfully marketing the New England country homes and equine properties of Southern New Hampshire’s Souhegan Valley and Monadnock Regions since 2002.

As a long time resident of the Monadnock region, I have a special affinity for New England Country homes, equine properties, and the lifestyles they represent. In fact, just a few years ago I purchased and renovated my own Antique Colonial 1790’s Farmhouse near Historic Greenfield Village.
