About Harold (Buddy) Pope
I am a full time, experienced Real Estate agent based in Bedford, New Hampshire. Of course,
using a NH native with vast LOCAL and overall New Hampshire knowledge is to your benefit. My clients learn from my intimate knowledge of Southern NH and my computer guided sales and marketing approach... I can serve as your hands-on guide as you consider your next buying or selling experience in this southern-most portion of our gorgeous state, from the Merrimack to the Connecticut rivers.
I work primarily with discriminating buyers and sellers of prestigious homes and those seeking country & equine homes. I once renovated a 1790's farmhouse and created an authentic early American Colonial living experience by renting the home as a vacation rental property, attracting customers the world over. I bring that same marketing experience and computer savvy to my present day position when marketing your home. No agent covers the internet at the many levels where I will place your property. Add to that the BEAN GROUP's internet muscle, its fine back-office team and you have branding 2 ways!
For sellers: A strong Google and Facebook presence is the challenge and I have met that challenge. Additionally, I insist on full-length video and professional photography for all of my listings. Every month in THE REAL ESTATE BOOK and its 20 associated websites. For adequately priced homes, the WSJ and NYTIMES sites and others like LUXVT. Specialty horse sites and older homes sites. Let me give you a personal demo of what we do here at the BEAN GROUP. Real Estate marketing isn’t what it used to be!
For Buyers: Want the inside scoop on the difference between (say) Amherst and Peterborough, NH or need to know if Keene NH would work for your needs? Call me! Please read my testimonials at http://www.thepopesaysrealty.com/testimonials/. Not familiar with the area? Then allow me to spend the day giving you a tour! My buyer agency services typically cost you nothing, $0.00, and in worst (and very rare) case .5% (one half of one percent). I can show you any listing of interest, research a fair offering price through the MLS, research the town file for discrepancies or obvious permit violations, offer you alternative properties to consider, ensure you have a smooth transaction with a stellar inspector and title company and if needed, give you alternate lenders to consider and speak with to get the best rate and tailor the loan product to your needs. Some properties need renovations in order to be suitable. Renovations can be financed, the work completed and then the amount borrowed for the renovations gets rolled into a standard 30 year mortgage, FHA or CONVENTIONAL. This can even be done on foreclosure sales! Been there done that. I can ALSO give opinions on obvious house defects, provide listing history for previous attempts to sell the property of interest, and very importantly I will make sure all the required paperwork is solid and complete with added protections for you built into any offer you may decide to make. Buyer agency makes sense.
My education is one thing that I value dearly- I majored in Mathematics and then obtained a Master's in Computer Science, all prior to becoming a Real Estate sales agent in 2002. I have been the recipient of an International Sterling Society Award and a Director’s Award for superior sales achievement. I am often in the top 50 Bean Group agents in terms of yearly sales volume. The majority of my clients come from out of state on both the buying and selling sides! First time buyers are also welcome as well as retirees looking to downsize in NH.
Finally, I believe strongly in outreach to help one’s neighbors here and across the globe and have served on the Development Committee of Sustainable Harvest International (www.sustainableharvest.org), a non-profit organization working across several Central American Countries to stop slash and burn farming techniques, replant deforested mountainsides and help local farmers develop sustainable organic farming techniques while creating markets for their produce. Want to get involved? Call me and I will tell you how. Eco-tourism trips are available through SHI, like the ones I helped broker through THE ST. PAUL'S school in Concord, NH
